Additional Notes on Services

Leasehold fee*

For properties smaller than 11m or 5 storeys.

Not applicable to shared ownership properties.

This fee is only payable if the property you are purchasing is leasehold due to the large amount of additional work

Regretfully we will not act on any flat in a building of more than 11m or 5 storeys or above.

Regretfully we will not act on any property which is under a shared ownership scheme.

Freehold Management Fee

An additional fee is payable if the property you are purchasing is a freehold property subject to a management company or estate rent charge arrangement, due to the additional work involved in reviewing and reporting on these obligations.

Please note that it is not always apparent from the outset whether a freehold property is subject to such arrangements. This often only becomes clear once we have received and reviewed the contract pack from the seller’s solicitors.

This fee is only payable if the property you are purchasing is brand new due to the large amount of additional work.

Retirement Property*

This fee is only payable if the property you are purchasing is a retirement property due to the large amount of additional work.

Attorney or Executor Sale

This fee is only payable if you are buying or selling a property as an executor or an attorney due to the additional work required.

Unregistered Land

This fee is only payable if you are buying or selling a property which is not yet registered at HM Land Registry.

Deed Of Variation

If, upon review of the lease and contract documentation, we identify any anomalies, omissions, or provisions that do not meet current lender or legal requirements, it may be necessary for a Deed of Variation to be entered into. This is not always apparent at the outset and may only become clear during the course of the transaction. In such cases, we would need to request and review the Deed of Variation from the seller’s solicitors, which involves additional work and liaison. An additional fee would be payable for this service, and we will advise you if this becomes necessary.

Declaration of Trust

This fee is only payable where two or more persons are purchasing a property and they wish to record their ownership in some way other than as 50:50.

Digital Signing of Documents

This fee is only payable where a document is signed digitally via Sign IT, DocuSign, or a similar platform, and must be completed in a manner compliant with HM Land Registry requirements.

  • Any property transaction where the Building Safety Act 2022 applies.
